For rental property investment, one important aspect is to analysis the return of investment. This is my Google Sheet template to analyze a rental property.

Part 1: Property General Information
The first section is the general information about the property such as address, bedroom/bathroom information, size. Two subjective things are the location ranking and property ranking. Location ranking is primarily about the school district, which can usually determine the long-term appreciation; this requires some local knowledge. Property ranking is also subjective such as new, like new, or slightly old but rentable.
One interesting field I would like to fill in is the potential for adding values. Some houses might have family rooms or offices that do not show on bedroom counts. But they can be treated as other bedrooms when renting so that can be a potential for adding value.
